Below is our rental contract for Slopeside Village Unit #206. (ie "The Trestlehouse") Please print, read, sign, and then scan/email to rentals@trestlehouse.com or you can also mail this agreement to The Trestlehouse c/o Dan at Slopeside, PO Box 1138, Winter park, CO 80482.

Instructions and rules of use of the Trestle House are below. Again, please sign this agreement and either scan/email, fax, or mail this agreement to us as quickly as you can. Note that we can only hold tentitive reservations for 7 days if we do not receive a signed rental agreement & deposit. (note our fax number is 877-843-8365)

SECURITY DEPOSIT..
A $400 Security Deposit is required for the use of our property which will be refunded after your stay. This deposit is for covering any costs beyond the normal wear and tear of rental usage. Such deposits will be returned to you via a check or to your credit card (ie in the same way that you paid)

RENTAL FEE REQUIREMENTS..
To hold your reservation as outlined below, for arrivals more than 30 days before arrival, 50% of the total due is required. For any thing under 30 days, the full rental amount due is required to reserve your use of the Trestle House.

PLEASE NOTE: Any outstanding balances are due on or before the 1st day of the month prior to your arrive at the Trestle House. Not making a final payment by this due date may result in cancellation of your reservation and could also prevent the return of your prior deposits.

Directions from Denver: I-70 West, Exit at Route 40, Exit 232 off of I 70 towards Empire, and continue go north over Berthoud Pass, (which takes about ½ hour or more after leaving I-70) To get to old town Winter Park, you'll need to pass both the Mary Jane entrance & main entrance to Winter Park Resort, then turn left at 1st light (across from the Lakota subdivision entrance) At the bottom of the "S" curved road (about ¼ mile) turn right on to Winter Park Drive and take the left turn a couple hundred feet down on Clover Lane (across from Ship Wreck Landing restaurant), once inside the condo complex turn left - we are the end unit closest to the Ski area on the left side loop.

ARRIVAL & LATE ARRIVALS:

Please get your key at Beaver Village Lodge which is the first building on your right as you are coming into the town of Winter Park.

If you plan to arrive after our office hours, please make arrangements for this prior to arrival by calling us so you get our lock box combination

CANCELLATION POLICIES
Cancellations before 60 days prior to arrival will receive a full refund minus a $150 administrative fee. There are no refunds if you are trying to cancel less than 60 days before your rental date. No refunds are allowed for late arrivals or early departures. No refunds will be give for weather related problems or road conditions.

Early check-ins or late check-outs must be pre-arranged and authorized in writing or via email before your stay

- ARRIVAL

CHECK IN
Check in after 4:00 p.m. (If you arrive earlier than 4:00 p.m. there is no guarantee the unit will be ready) and check out before 10:00 a.m.

- DEPARTURE

CHECK OUT TIME IS 10:00 A.M.

You must depart from your unit by 10:00 a.m. or earlier on the day your reservation ends.

Extensions can be arranged if possible but cannot always be guaranteed. All keys must be either returned to the front desk at Beaver Village Lodge upon check out

You can also leave you keys in the unit or push your keys under the owner closet door downstairs..

SECURITY DEPOSITS: A security deposit of $400 is required either by a separate check of via an imprint of on a credit card upon arrival. This is refundable after the unit is inspected and no damage is found.

NO PETS ALLOWED: This rule is strictly enforced and if disregarded you may be subject to additional fees! If you need to board your pet, Beaver Management Company can help make arrangements to do so.

OTHER REQUIREMENTS
· The responsible renter must be at least 21 years old or older
· Any reservations obtained under false pretense will be subject to forfeiture of down payment and rental fees, and the person will not be permitted to check in.
· Stays of less than 4 nights will be charged a cleaning fee of $150
· There is no daily cleaning service. Clean linens and towels are provided at the beginning of your stay. There is a washing machine and a dryer in the unit for your use.

INSTRUCTIONS, RULES & INFO
1. No smoking is allowed inside the unit or on the upstairs porch. Any violation of this policy will result in a minimum $600 fee plus any additional cleaning costs and/or damage repair costs.
2. No pets are allowed in the condo. Any violation of this policy will result in a minimum $600 fee plus any additional cleaning costs and/or damage repair costs.
3. All trash shall be disposed of in the dumpster near the exit. Recycling is not available
4. Noise: please respect other condo owners and renters by keeping noise to a minimum inside and outside the condo.
5. Parking is available in the 1-car garage, in the driveway in front of the garage and in the public space in front of the condo. Please try to limit the number of cars in your party to 3 to ensure enough parking spaces for others.
6. Please remove all shoes and ski boots downstairs and store in the closet. Do not walk on the carpet with shoes. If carpets show evidence of outside shoe wear an additional cleaning fee may apply.
7. Store all skis, ski poles, snowboards, sleds, and other winter sports equipment in the garage.
8. Please do not do any waxing or tuning of skis or snowboards inside the house. (garage is OK)
9. Please observe all of the posted rules of use for the common hot tub and always remember to replace the cover when done.
10. For accidental spills or stains on the carpet, please clean it as well as you can and let Beaver Management know (970-726-5741) so it can be cleaned properly.
11. **The security deposit will be refunded as long as the following provisions are met:

· No damage is done to the condo or its contents, beyond any normal wear and tear.
· No smoking or pet damage is incurred.
· All trash is bagged and placed in the refuse containers down the drive way & dirty dishes are placed in the dishwasher and washed.
· No linens or towels are lost or damaged.
· No kitchen utensils or appliances lost or damaged.

12. The condo is privately owned. The owners are not responsible for any accidents, injuries or illness that may occur while on the premises or its facilities. Nor are the owners responsible for the loss of a guest's personal belongings or valuables.
13. The telephone works for local and toll-free calls only and works for all incoming calls except collect calls.
14. If the Gas grill is out of propane, please call us and let us know ASAP!
15. Departure: Please turn the thermostat down to 62 degrees when you leave and also set the gas fireplace thermostat to off as well

By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others who they invite to use the premises. By signing below, I agree to all terms and conditions of this above agreement.
